About Rolling Suds
Rolling Suds has Pennsylvania roots through its Warrington affiliate, Rolling Suds, Inc., which was formed on August 15, 1990. The current franchisor, Rolling Suds Franchising LLC, was formed in Pennsylvania on March 28, 2022 and began offering franchises on August 12, 2022. These dates distinguish the affiliate’s history from the launch of the franchise offering.
The organization developed additional functions as the franchise system took shape. RSIP Holdings was formed in January 2023 to hold the trademarks, and Rolling Suds Products followed in September 2023 as a required equipment provider. Rolling Suds Nationwide, formed in July 2025, provides national-accounts sales services. The April 20, 2026 FDD identifies Big Picture Brands, formed that month, as the parent of Rolling Suds Holdings and describes the franchisor’s headquarters in Marietta, Georgia.
Today’s offering covers approved interior and exterior property-maintenance services, including soft washing, pressure washing, concrete cleaning, window and gutter cleaning, and truck and fleet cleaning. Qualified buyers may be offered multiple territories under separate franchise agreements and a development addendum, with additional service vehicles required on a defined schedule.
The 2026 FDD estimates an initial investment of $211,150–$299,250 for a single territory, including a $54,900 initial franchise fee. That estimate includes vehicle down payments and three months of specified operating expenses and additional funds; it is not a quote for buying all vehicles outright. Multiple-territory ownership has a separate investment structure.
Rolling Suds Training and Support
Before opening, Rolling Suds designates the territory, provides site-selection guidelines and approves the business location, supplies its operating manual and required equipment list, and provides initial advertising artwork. Location approval considers vehicle storage, water supply, road access and other site characteristics. The franchisee secures the premises, equipment, insurance, licenses and staff.
Initial management training combines remote instruction with training at a location designated by Rolling Suds. Item 11 describes a five-day program and lists 31 corporate-training hours and 57 jobsite or on-location hours. Subjects include team management, marketing, sales, equipment maintenance, safety, CRM, estimating, customer service and financial reporting. Before starting, franchisees must complete at least 90% of the online course, purchase the service vehicle, secure an approved location, hire two technicians and devote their full time to the business; they may not start the program while employed elsewhere.
The individual franchisee or all entity owners and the general manager must complete training. The lead technician and salesperson, when applicable, attend relevant portions. The initial fee covers instructors, materials and up to five days of on-site training for the franchisee and two trainees. Additional initial trainees currently cost $500 per person per week. Travel and personal expenses are the franchisee’s responsibility, and opening requires satisfactory completion.
After opening, support includes requested telephone, video and email assistance within reasonable limits and staff availability; updated equipment and supplier specifications; advertising materials as available; and a website link to the business’s contact information and completed work. Additional training or meetings may be mandatory and carry tuition and travel costs. In-territory remedial training also requires reimbursement of trainer and travel expenses.
Local marketing remains an owner responsibility. The disclosed minimum is the greater of $2,500 per operating truck per month or 4% of monthly gross revenue, subject to increase. Grand-opening advertising adds $2,500 per month for the first three months in each territory. Advertising uses approved vendors and materials.
Why Rolling Suds
Rolling Suds may suit an owner who wants to build a field-service team and develop customer relationships around a defined set of property-cleaning services. The combination of residential and commercial work, several approved service categories and a vehicle-based operation gives a buyer concrete ways to organize local sales and service delivery. Operating procedures, equipment standards and practical instruction provide the framework for that work.
The ownership role calls for attention to technicians, scheduling, customer service and local marketing. Item 15 allows an approved, trained non-owner manager to handle daily operations full time, while expecting the owner to remain informed; the separate pre-opening training commitments still apply. Buyers considering expansion can explore the multiple-territory format and its vehicle schedule. This is an opportunity for a hands-on business builder to develop a local service operation under the Rolling Suds brand.
