All Dogs Unleashed Franchise: Training, Facilities and Ownership

All Dogs Unleashed Franchise

All Dogs Unleashed combines dog training, daycare, boarding and grooming in a commercial facility. For an owner interested in pet services, the model offers several ways to serve dog owners within one operation. Evaluating the All Dogs Unleashed franchise opportunity also means planning for premises, staff supervision, animal care and the responsibilities of running a local service business.

Brand background and the commercial model

The April 3, 2026 Franchise Disclosure Document identifies ADU Franchise limited liability company as the franchisor. It was formed in July 2021 and began offering franchises in December 2021. Its affiliate opened the first All Dogs Unleashed facility in Carrollton, Texas, in December 2012. Earlier licensing activity and the current franchise offering are distinct parts of that history.

Item 1 describes an approved commercial facility of approximately 4,000 to 6,000 square feet, including outdoor space where applicable. Training can also take place at approved outside venues or customers’ premises under the system’s standards. The 2026 offering is for commercial facilities; Item 19 distinguishes them from earlier home-based operations.

Services and local operating considerations

Training, daycare, boarding and grooming create different staffing, scheduling and space requirements. The FDD describes a competitive market and notes that boarding can be busier around holidays and vacations. A local assessment should examine nearby providers, customer access, permitted uses of the premises and capacity during quieter as well as busier periods.

Before selecting a property, assess animal-handling requirements, ventilation, waste management, insurance and any applicable licensing or permits with qualified local advisers. The franchisee is responsible for complying with local requirements. Franchisor site approval does not replace that work.

Initial training and opening assistance

Item 11 describes an initial program held over two weeks at the headquarters in Carrollton or another designated location, with the right to deliver it virtually. The operating principal, general manager if different, and assistant general manager must complete the required program satisfactorily. Training content varies by role, including administration, operations, staff scheduling, client communication and dog-training procedures.

Three attendees can participate without tuition when attending the same class. Travel, lodging, meals, wages and training materials remain separate responsibilities. The FDD also provides for three days of on-site training and up to three days of additional on-site assistance within the first 45 days of operations.

The franchisor supplies operating manuals and provides ongoing consultation as it considers appropriate. Additional requested on-site help is subject to approval, personnel availability and charges. These provisions describe support responsibilities; they do not guarantee customer demand or business results.

Facility development and management

The franchisee must use the designated project manager for the specified real-estate and construction-management services. The franchisee remains responsible for permits, construction and meeting system standards. Item 11 requires an acceptable site within 90 days of the agreement’s effective date and commencement of operations within nine months unless otherwise agreed in writing.

Under Item 15, the operating principal supervises the facility on premises and devotes full time to operations unless an approved general manager is appointed. That general manager must complete training and devote full time to supervision. An approved assistant general manager is also required. Appointing a manager does not remove the operating principal’s responsibility for performance.

Investment and disclosure

Item 7 of ADU Franchise limited liability company’s April 3, 2026 FDD reports an estimated initial investment of $691,950–$1,099,450 for one commercial facility. Its 17 expense rows sum to those endpoints, including a $60,000 initial franchise fee and $120,000–$150,000 in additional funds for three months. This is the published single-unit table estimate, replacing the older $152,000–$1,000,000 range previously listed here.

The same FDD’s cover instead prints a $91,950 lower bound, which conflicts with Item 7. That discrepancy remains unresolved; obtain a corrected disclosure or written explanation before budgeting or committing. The table assumes leased premises and varies with the condition of the space. Purchasing property or constructing a freestanding building can cost substantially more. Area-development commitments have a separate schedule and should not be confused with the single-facility estimate.

Build a project budget that separates premises and equipment from staffing, marketing, training attendance and operating funds. Review the proposed site and agreements with your financial and legal advisers, and test how changes in construction timing or customer demand would affect the plan.

Reading the financial performance information

Item 19 of the April 3, 2026 FDD reports 2025 gross revenue for four franchised commercial facilities: Omaha, $1,442,699; Colorado Springs, $707,518; Boise, $620,498; and Tampa, $951,013. These are individual historical sales figures, not profit, owner income or a forecast for a new location.

The disclosure separately presents three affiliate-owned commercial facilities and excludes home-based operations from this commercial-facility comparison. Its Dallas affiliate location is an established, larger facility with greater capacity than the offered franchise format. Read those distinctions and the definitions and notes before drawing comparisons. There is no assurance that a new franchise will achieve the reported sales.

Questions for your franchise evaluation

  • How would the proposed site’s capacity and layout support each service?
  • Who will serve as operating principal, general manager and assistant manager?
  • What staff coverage is needed for boarding, training and customer service?
  • How do comparable franchisees manage seasonal demand and hiring?
  • Which expenses and operating assumptions are included in your own budget?

Use the brand profile alongside the disclosure and proposed agreements to organize your next discussion. Interest in dogs is a starting point; the ownership decision also depends on management fit, local conditions and a workable operating plan.
