About Archadeck

The Archadeck franchise system traces its franchising history to June 1980 through its predecessor, originally U.S. Structures, Inc. The current franchisor, Archadeck Franchisor, LLC, was formed in August 2021 and acquired the system’s franchise assets in September 2021. It is based in Glen Allen, Virginia, within the Empower Brands organization. The franchise combines marketing, sales, design, construction and ongoing service for outdoor living projects.

Item 1 describes a broad approved scope that includes decks, screened porches, gazebos, sunrooms, room additions, patios, fire features and related outdoor improvements. The principal market consists of single-family homeowners and residential builders, although the authorized work also includes commercial projects. Local contractors are important competitors, and sales can be seasonal. The business may operate from a residence with dedicated office space; the franchisee is responsible for the licenses, permits and professional drawings required in the local market.

The January 27, 2026 FDD’s $215,400–$239,300 initial investment includes the $59,500 franchise fee, a $5,000 guarantee-fund contribution, equipment, training travel, computer systems, first-year advertising and first-year startup expenses and working capital. The estimate excludes owner compensation and taxes. Additional territory population and multiple-business arrangements can change fees and obligations. Item 10 describes limited optional franchise-fee financing for qualifying existing franchisees, rather than a general financing commitment for every new applicant.

Archadeck Training and Support

The initial training program must be completed by the owner or designated business manager before opening. Item 11 describes up to 15 business days in Richmond, Virginia, or another designated location. The curriculum lists 120 classroom hours and ten hours of on-the-job training covering product knowledge and design, pricing, sales, marketing, construction management, software and business planning. Franchisees then visit an existing Archadeck location for two to three days of additional training. There is no additional training tuition for these programs, but attendees pay travel, living and related expenses.

Preopening assistance includes territory designation, equipment and supply specifications, the operations manual, approved vehicle guidance and startup graphics. Opening typically takes one to four months according to Item 11, depending on financing, licensing, equipment and season; the agreement requires opening within six months. The franchisee must complete training, obtain required permits and licenses, arrange insurance and have the required systems and equipment before opening.

Ongoing assistance includes telephone access to a representative during normal business hours as the franchisor determines necessary, operating standards, advertising artwork and construction drawings for the first ten structures associated with sold projects. Later drawing services can carry fees, or qualified approved professionals may prepare them under the FDD’s review requirements. The franchisor may hold elective conferences and a mandatory annual conference, with applicable fees and attendee expenses. Required software includes design, customer-management and business tools, with a technology fee and separate maintenance or upgrade costs.

Local marketing is an operating obligation. For one territory, Item 11 requires a $50,000 annual individual advertising investment, prorated for the first calendar year and waived for a calendar year when gross sales reach $1 million. Different requirements apply to multiple territories. National branding and digital-marketing fees are additional. The franchise must have a trained designated business manager providing direct on-site supervision. Within the first six months, it must also designate a separate office manager or production coordinator working at least 20 hours per week during the primary operating season.

Why Archadeck

Archadeck may suit an owner who enjoys consultative selling, planning outdoor improvements and coordinating construction projects. The franchise supplies design and operating systems, initial instruction and specified ongoing resources, while the local team manages customer expectations and project execution. Compare local home values, renovation demand, competition, available construction labor, material costs and seasonal scheduling. A home office can be permitted, but it does not remove the need for capable management, licensing, insurance and adequate working capital.

Item 12 describes a protected territory with important conditions, including reserved sales channels, certain referral exceptions and minimum annual sales requirements. Those requirements are contractual obligations, not earnings forecasts. Review the proposed territory and agreement, the full fee schedule and applicable Item 19 disclosures with qualified advisers. Speak with current and former franchisees about estimating accuracy, permitting, construction oversight, marketing costs and cash flow. The suitability of this franchise depends on the owner’s resources, local market and ability to manage both sales and delivery.
