The Beem Light Sauna franchise offers a studio business built around consumer-grade infrared, red light and chromotherapy services in a private, spa-like setting. For a prospective owner, the core decision is whether you want to manage a customer-service operation with specialized equipment, scheduled sessions and memberships.
This guide focuses on the disclosed business model and practical ownership questions. See the Beem Light Sauna franchise profile for the companion brand and investment overview, or our additional Beem franchise article for related reading.
What does a Beem studio offer?
Item 1 of the May 15, 2026 FDD, amended September 1, 2026, describes consumer-grade infrared, red light and chromotherapy solutions and related products and services. The system includes prescribed studio layouts, saunas, a red light system, technology, booking procedures and customer-service standards.
That description supports a specific studio offering. It does not establish separate medical treatment businesses for green light, blue light or other colors. Review the actual approved equipment and session menu for the proposed studio rather than treating every light color as a separate clinical service or revenue stream.
When visiting a location, observe the customer experience from booking through departure. Consider how staff explain the equipment, prepare the room, manage session timing and respond to questions. Those operational details are useful to a buyer without relying on claims about calorie burning, detoxification, immune function or treatment outcomes.
Brand and franchisor history
The current issuer, Beem Franchisor LLC, was formed in Delaware in December 2024 and became the franchisor in January 2025 after acquiring the brand’s operating assets. Its predecessor, Get Lit Concepts, LLC, was formed in April 2021 and franchised studios from March 2022 through January 2025. The predecessor’s affiliates operated studios beginning in February 2022.
The FDD identifies Sequel Brands, LLC as the current franchisor’s parent. This history distinguishes the brand’s earlier development from the current legal entity responsible for the franchise offering.
Initial training and staff preparation
Item 11 describes three days of in-person training at a designated location, two days of virtual training and two days at the franchisee’s studio. Its training table lists 45 classroom hours and 10 practical hours. Topics include business ownership, operations, sales, marketing, science and technology, and customer relationship management.
Initial training for required trainees is included in the franchise fee when they attend the same session. The franchisee pays travel, living expenses and wages. Later participants, replacement trainees and remedial training may involve additional fees.
The required trainees are responsible for training other employees to the brand’s standards. Ask how your team will demonstrate readiness before opening and how new employees will be trained after launch. Include coverage for training, staff turnover and manager absences in the operating plan.
Developing and opening a studio
The franchisor designates a construction and real estate management vendor to assist with development. Disclosed services include site selection support, lease negotiation support, design coordination and construction management. The owner remains responsible for selecting a suitable site, with franchisor acceptance and required approvals before binding commitments.
Prototype plans must be adapted to the actual premises by the appropriate professionals. The franchisor also reviews contractors and plans. Inspect the proposed space with the equipment layout, customer privacy, access and maintenance requirements in mind.
Item 11 estimates approximately 11 to 13 months between signing and opening. Opening approval depends on meeting construction, training and other requirements, including pre-opening membership sales conditions. Treat those conditions as obligations to plan for, rather than a promise that members will automatically be available.
Daily management and ongoing support
Item 15 requires on-premises supervision by a person who has completed the required training whenever the studio is open. The Operating Principal must hold at least a 10% ownership interest, and the business must have a Designated Manager. The same person may fill both roles; the manager need not own equity.
Ongoing assistance includes review of advertising and additional operational consultation upon reasonable request, subject to personnel availability. In-person consulting outside the franchisor’s offices can carry fees and expenses. The franchisor may require refresher or advanced training, and some optional or remedial programs are charged separately.
For your own plan, identify who handles bookings, customer communication, room preparation, equipment issues and closing procedures. Ask existing owners how they maintain consistent service when appointments cluster at popular times.
Memberships and financial planning
Memberships create a billing structure, but they do not guarantee predictable profit or retention. Model the number of sessions that members can use, the available capacity and the effect of cancellations. Include the time needed to prepare rooms between appointments.
Build a budget for occupancy, staffing, equipment, maintenance, technology, marketing and working capital. The disclosed standard model assumes financing of the initial furniture, fixtures and equipment package. Compare the actual financing terms with an outright-purchase scenario rather than treating the initial estimate as the full lifetime cost.
Evaluate local demand using evidence from the proposed area. Compare competing options, likely customer travel times and your planned hours. Broad wellness trends are not a substitute for a location-specific forecast, and this article does not project earnings or health outcomes.
Is Beem Light Sauna a fit for you?
Beem may interest an owner who enjoys hospitality, team leadership and managing a scheduled-service business. Its disclosed combination of private studio space, light and sauna equipment, training and operating systems gives a buyer concrete features to evaluate.
Before deciding, connect those features with your available capital, management capacity and proposed location. Review the Beem ownership overview, compare the current documents and ask operators about customer service, utilization and maintenance. The aim is to assess whether the work and economics fit your plans.
