Property Sellwise gives entrepreneurs a structured way to build a local real estate wholesaling business around acquiring and assigning purchase contracts for single-family and multifamily properties. Its franchise model brings sales training, a designated CRM, managed local marketing and operating procedures together so owners can concentrate on seller conversations, acquisitions and connecting transactions with buyers. Wholesaling is the core of the business, with a smaller role for property flips and purchases held as rentals. For a buyer who enjoys negotiation, relationship building and leading a sales team, Property Sellwise offers a focused route into real estate entrepreneurship backed by leadership with hands-on transaction experience. Owners can serve as the full-time qualified operator or appoint one while remaining involved in supervision. A small team can begin in approved dedicated offices, with commercial office space required as staffing grows.

About Property Sellwise

Property Sellwise’s story draws on founder Bryan Martineau’s experience in Utah real estate. The April 17, 2026 Franchise Disclosure Document identifies him as CEO of Utah House Buyers from August 2017 through August 2023. His background also includes serving as a general partner in nightly-rental management company Doorstep from August 2021 to March 2023 and founding traditional rental-management company Propertywise in March 2023. These roles are part of his professional history, distinct from the formation of the current franchisor.

Sellwise, LLC was organized in Utah on September 9, 2023 and began operating a business similar to the franchise model that month. The FDD identifies Sellwise as an affiliate that may supply goods or services to franchisees; it does not sell franchises. Property Sellwise Franchising, LLC was then organized on March 5, 2024 and began offering franchises in March 2024. Based in South Jordan, Utah, the franchisor licenses the Property Sellwise brand, operating system and software for businesses focused primarily on assigning real estate purchase contracts, with a lesser focus on flipping and acquiring rental properties.

Martineau has served as the franchisor’s CEO and founder since March 2024. Brandy Hoffman has been chief operating officer since that month, following experience as a co-owner of Blink Homebuyers and as an acquisition/disposition manager at Sellwise. Sales director Brenon Bollwinkel also joined the franchisor in March 2024; his disclosed experience includes leading sales at Blink Homebuyers from June 2018 through December 2023 and working in acquisitions and dispositions at Sellwise from December 2023. The leadership team therefore brings experience in real estate transactions, sales and operations to the franchise system.

The system is still in its early development. Item 20 reports one franchised outlet and one company-owned outlet at December 31, 2025. Its year-end development table lists five signed agreements for outlets not yet open and projects six new franchised openings in the following fiscal year across Georgia, Indiana, Kansas/Missouri, Massachusetts and Tennessee. Those figures describe the FDD’s dated development pipeline, not a verified count of openings completed during 2026.

Property Sellwise Training and Support

Initial training and preparation

Property Sellwise delivers its initial training online, as needed, with an estimated duration of two to three days depending on the attendees’ experience. The operating principal, qualified operator, home buying specialist, intake manager and acquisition/disposition manager must successfully complete training. They may attend different sessions; Item 11 requires attendance in the month following hire, while the agreement provides for the next month’s or next available training when a manager cannot attend with the operating principal. Completion is assessed through knowledge of the system and training materials and competency in role-play exercises. Attendees must sign a confidentiality agreement.

The curriculum allocates one to two classroom hours to Wholesaling 101, 20 to 25 to acquisition/disposition sales and two to three to operations and marketing. The table totals 23 to 30 classroom hours plus two to three hours of practical training, with all locations identified as online/virtual. Subjects and time allocations can change with the program and participants’ experience. The FDD names Bryan Martineau, Brandy Hoffman, Brenon Bollwinkel, Jerry Green and Luke Watkins as instructors, with Green teaching sales and the others listed across subjects. Manuals and training handouts accompany the course.

There is no initial tuition for up to four attendees. Up to two additional people can attend for $250 each, allowing six in total. Franchisees cover attendee payroll; initial online training is not expected to require travel. The FDD estimates one to two months from signing to opening, depending on financing, hiring, local compliance, training and equipment. It requires satisfactory training completion at least a week before opening and commencement of operations no later than a week after training.

Before launch, the franchisor designates the territory, reviews the proposed office and supplies specifications and approved-supplier information. Owners find the site, obtain approval before signing a lease and pay for equipment, installation, permits and any improvements. Property Sellwise does not locate the office, negotiate the lease or perform construction. Teams of fewer than four people can work from dedicated, quiet offices with closing doors and suitable equipment. Once staffing reaches four people, including the operating principal, commercial office premises and a lease are required within 60 days. The electronic and video operations manual is described as equivalent to approximately 120 written pages.

Ongoing training and operating guidance

The acquisition/disposition manager must attend designated ongoing sales training, normally online. Item 11’s training table lists two sessions weekly; the narrative and agreement specify required weekly training. These different descriptions are retained here so the table is not presented as a guaranteed twice-weekly schedule. Replacements for the operating principal, qualified operator or managers must complete the next available initial course and may be trained online or in person.

Replacement-training fees also differ within the supplied document: Item 6 lists $1,000 per day per person, while the agreement’s fee schedule lists $750 to $1,200 per team for new operating-principal or management training. Additional training is listed at $1,000 per day per person in Item 6 and the agreement schedule. Requested additional training depends on advance notice and personnel availability; the franchisor may also require training after a default or when it considers it necessary. In-person sessions carry additional travel, lodging, meals and compensation costs for attendees or representatives, as applicable.

The agreement provides general operating guidance and consultations by telephone, email or video during regular business hours on reasonable request. Further guidance may take the form of manuals, videos, bulletins or consultations at the franchisor’s discretion. Required manual updates can change procedures and create additional costs. Required meetings and conferences are separate from the initial course: Item 6 lists $750 to $1,200 per team plus travel and other attendee expenses, and a missed-required-attendance charge of three times the applicable registration fee.

Technology, marketing and owner responsibilities

Franchisees use the designated CRM, email-campaign and electronic-signature software. The disclosed technology suite includes Delightree, CRM access, three branded email accounts and AI integration. The current technology fee is $500 monthly plus applicable usage charges; hardware and required upgrades are the owner’s expense. Item 11 specifies Apple computers no more than three years old and compatible smartphones, estimating initial computer and phone costs at $2,000 to $6,000. The franchisor has access to operational and accounting systems and owns the collected system data. Designated bookkeeping services may also be required.

Managed local marketing is mandatory. The Steady/Launch, Balanced/Growth and Market Leader packages have monthly management retainers of $2,000, $2,500 and $3,000 respectively. Disclosed services include a local website on the Sellwise domain, SEO, paid-search campaigns, call/form tracking and monthly reports, with additional advertising channels in higher packages. Local advertising spending is required in addition to management fees: the FDD states 20% of gross sales or at least $4,000 monthly per territory. It also specifies extra management charges above package spending thresholds. The package wording does not support treating the retainer as a prepaid advertising budget. Marketing materials require approval; the franchisor controls the website and brand social accounts. A brand-development fund contribution of 2% of gross sales may be introduced with at least 60 days’ notice, and an established advertising cooperative may carry contributions credited toward local marketing requirements.

The qualified operator must devote at least 40 hours weekly to the business. An owner who hires that operator still personally supervises the business, handles financial responsibilities, participates in personnel decisions and completes required training and meetings. The operating principal or qualified operator can initially fill the three management roles. Separate staffing becomes mandatory as the business grows, including a separate home buying specialist or acquisition/disposition manager when gross sales average $75,000 over three months, and a separate intake manager once there are two home buying specialists. These are staffing triggers, not earnings forecasts. State-specific licensing and advertising rules apply to wholesale transactions; listing homes requires an appropriate real estate license.

Training, assistance, costs and participation source: April 17, 2026 FDD, Items 1, 5, 6, 7, 8, 11 and 15; agreement sections 6.1.4, 6.1.6 and 7.3–7.6 and its fee schedule.

Why Property Sellwise

Property Sellwise’s appeal is a defined real estate business built around sales skills and transaction execution. An owner can develop relationships with sellers and buyers while working within a wholesaling system that combines acquisition/disposition training, a shared technology suite and managed local marketing. That gives a commercially minded entrepreneur a specific business to lead, with operating tools and a curriculum already assembled. Flips and rental-property purchases provide additional permitted activities, while the franchise keeps its principal focus on contract assignments.

The opportunity is particularly relevant to someone who enjoys negotiation, local business development and coaching a sales team. Its dedicated-office option can accommodate a small starting team, while its staffing and commercial-office requirements establish a path for developing a larger operation. An owner may serve as the full-time qualified operator or employ one while remaining involved in supervision and financial management. For that owner, the combination of a clear transaction specialty, documented training and active leadership creates a focused opportunity to build a local real estate business.
