About iTrip

iTRIP, LLC was organized in Tennessee on June 2, 2015 and began offering franchises on July 15, 2015. Based in Knoxville, the company licenses independently owned businesses that provide property management, online rental listings, assistance with securing rental guests and authorized digital marketing services. Its operating model combines local client management with proprietary software, website hosting and brand standards.

The April 30, 2026 FDD, amended July 23, 2026, describes territories classified as Boutique or Primary Markets after analysis of rental listings, absentee properties, regulations and geography. The franchise normally begins from a home office within the territory or no more than a 40-minute commute away. After one year, an owner may request approval to move into a commercial office under specified conditions.

The initial franchise fee is $10,000 for a Boutique Market or $30,000 for a Primary Market. Together with the $35,000 initial training and software integration fee and $10,000 initial operational support fee, these comprise an initial funding fee of $55,000–$75,000. The start-up model includes launch expenses and three months of additional operating funds.

iTrip Training and Support

Initial training includes two business development and operations sessions and a separate software module. Business-development training is delivered virtually or within the territory; software training takes place at an iTrip business in Panama City, Florida, another designated location or online. The initial program covers the operating owner and one additional attendee, typically an approved manager, when they attend together and the required fees have been paid. A preliminary call prepares the owner for training, and attendees pay their travel, lodging, meals and wages.

The curriculum addresses local market analysis, owner outreach, networking, rental rates, cleaners, inspections, owner and guest agreements, software and operating systems. Before opening, iTrip defines the territory, provides access to brand standards and approved supplier information, supplies business email addresses and licenses its software and website hosting program. It reviews proposed marketing materials and may assist with an owner-funded opening advertising program.

After opening, iTrip may provide continuing consultation through webinars, telephone, its intranet or other channels, and may offer or require refresher training. Additional training carries stated fees and travel costs. Marketing review and supplier approval continue, while an annual conference may provide system updates and franchisee discussion. The franchisor also commits to meeting with designated franchisee representatives at least twice each calendar year to discuss operations, marketing and technology.

Why iTrip

iTrip offers a way to build a local service business around other owners’ rental properties. The home-office starting model pairs technology and structured operating practices with the work that remains local: developing owner relationships, coordinating property services and helping guests have a well-managed stay. An owner who enjoys both business development and detailed service coordination can bring those strengths to a defined market.

The model calls for active management. Unless the franchisor permits otherwise, the owner or operating owner participates in day-to-day operations, and an approved designated manager must oversee the business. At least one person who has completed initial training must always manage and staff the operation. This makes iTrip a fit for a service-minded entrepreneur who wants to lead a rental management business and take responsibility for consistent local execution.
